Apleonas Property Management takes the top spot

In the 2025 competence ranking of property managers in Germany by the management consultancy Bell, Apleona Real Estate Management took first place in the ‘large offices’ category.

The ranking was based on evaluations of service providers in four areas of competence from 84 clients. These were service, commercial and technical skills, and entrepreneurial competence. These areas were in turn subdivided into a total of 30 individual fields of competence. Examples include customer orientation, receivables management, property knowledge, and contribution to increasing property value.

The clients awarded school grades, which were converted into points for the ranking. A maximum of 425 points can be achieved per company and area of expertise, for a total of 1,700 points. Apleona Real Estate Management took first place in the ‘Large Office’ ranking with 1,288 points — the ultimate challenge for service providers with annual revenues exceeding €20 million. Tectareal took second place, followed by MVGM, BNP and Strabag PFS.
