Technical Facility Management

Today, building technology accounts for up to 80 percent of the investment costs of a property. It is the decisive factor in optimizing energy consumption and decarbonizing buildings. With our technical expertise, over 30 years of experience with numerous customers from all sectors, a high in-house performance rate and the use of digital and data-based innovations and green technologies, we make a significant contribution to maintaining the value and sustainability of your property.

Data-based, experienced and with a high level of personal effort

Technical facility management is part of Apleona's DNA. It has been one of our core competencies for more than 30 years. Data-based maintenance, supported by sensor technology and AI, enables predictive maintenance strategies, short response times and virtually trouble-free operation. The aim is always to achieve a high level of reliability, especially in critical environments.

Based on norms and standards and in compliance with costs and deadlines, we ensure consistent quality from analysis and realization through to implementation support. Anyone who, like Apleona, can provide all technical services in-house has a clear advantage. This keeps processes lean and allows maintenance to be carried out more quickly and in line with requirements.

„As the No. 1 in technical FM in Germany and Europe, we create transparency about the assets in your portfolio so that we can then develop and implement sustainable and optimal maintenance and decarbonization strategies for you, for example.“

Dr. Gert W. Riegel, COO FM DACH

Only those who have the best information can make the right decisions

Only those who record and process the actual data can provide their customers with an initial basis for decision-making. For example, for planned investments or the transparent presentation of consumption and emissions. We supplement this information with many other relevant data. We close the blind spots with our own systematic data collection, reduce the complexity of the data with the help of AI and then draw the right conclusions for our service recommendations. We have the right tool for this.

Data-based FM with our AIM - Asset Information Modeling

Today, the complexity of technical relations knows almost no bounds. Innovation cycles are getting shorter as well as the services for technical systems increasingly complex and therefore more demanding. That's why we take care of the structured recording of your building and system data. With our in-house development AIM - Asset Information Modeling, we concentrate on the relevant data. Let's call it the “need-to-know principle”. With AIM, we provide those involved with the relevant data in a concentrated form.

Green Real Estate: From rapid analysis to long-term strategy

We accompany you on your path to decarbonization: The first step is always a rapid analysis of buildings, consumption and the relevant HVAC technology. On this basis, we then propose a whole package of measures that can be implemented in the short term. This requires three steps:  analyze buildings, technology and consumption, create cost-benefit transparency for effective savings measures and then implement short and medium-term solutions on this basis. In addition to the considerable savings in energy and CO2, the customer also gains planning time for long-term strategies that are significantly more complex and require a high level of investment.

Decarbonization: The best solution is the complete package

Be it energy saving, decarbonization or an overall green real estate strategy - the combination of the right measures produces the best effect. To do this, you need to know what works, what is right and feasible here and now. We analyze the inventory, make recommendations and evaluate alternatives. Then we plan the technical investments in high-performance building technology - and last but not least, we also implement the necessary structural changes. In short: we manage individually, but with a holistic view of what is feasible. All with a high level of personal effort. A promise that we can keep thanks to our comprehensive resources and expertise within the corporate group.
